Refurbishment, extension and creation of new hotel, Rochester, Kent

The brief for this project was the change of use, refurbishment and extension of a substantial house to create a 14-bedroom boutique hotel and restaurant in the heart of the Historic Rochester Conservation Area. Grade II listed, this is one of Rochester’s more prominent historic buildings, located in a highly sensitive location.

The scheme includes a rear extension, basement, glazed link, side extension, various internal alterations, and the construction of new garden buildings to provide further rooms. Andrew Petty, who is now a partner at Michael Conoley Associates, worked closely with the client, the Local Authority and Historic England to develop a design that fulfils a complex brief involving significant additions, whilst being sensitive to this historic building and context. Following pre-application submissions, Full Planning and Listed Building applications were made. Consent was granted with committee members voting unanimously in favour of the proposal. Building Regulations and construction drawings were also prepared.
